  1. The total number of active listings (homes currently for sale).
  2. The number of homes that sold over a specific period (for our market reports, we use sales from the last six months).

  • Divide that number by 6 to get the average monthly sales.
  • Then, divide the total number of active listings by that average.

Voilà! You’ve got the absorption rate, measured in months.

For Example:
Let’s say there are 800 homes currently for sale, and an average of 100 homes are sold per month. The absorption rate would be:

800 listings / 100 sales per month = 8 months of inventory

This means it would take about 8 months to sell the current inventory if no new homes hit the market.
