#8 Understand your competition.
Your home doesn’t have to be “the best house ever.” It just has to look better than the alternatives buyers are comparing it to right now.

#9 Don’t confuse Zillow surfing with strategy.
Algorithms don’t understand view angles, Gulf sunsets, twinkling Intracoastal lights, pet policies, milestone inspections, or why one balcony feels magical and another feels like a frying pan at 4PM.

#10 Hire the Realtor who actually SELLS homes — not just lists them.
