National pundits talk about interest rates like they’re the puppet master behind every price shift. And in some markets, that’s true. Not here. Our market is driven by second-home buyers and cash deals, not first-time buyers trying to lock in a monthly payment.
Buyers in our coastal towns aren’t checking mortgage calculators. They're watching the bond market. They're reading the news, watching the weather, and quietly scanning Zillow in the middle of the night. They don’t say it out loud, but they’re waiting for a sign.
Medium Motivation: The Real Standoff
There's a quiet tug-of-war happening in our market right now — and Glennda Baker, a Texas real estate dynamo (I'm a fan girl), said it best:
"You have sellers that are medium motivated. You have buyers that are medium motivated. And honestly? These two parties are looking to see who’s going to blink first."
She nailed it. Around here, many sellers aren’t under pressure. They’ve got equity or sub-4% mortgages. Buyers? They’re cautious, picky, and waiting for a ‘better’ match. But this isn’t Tinder. "Swipe Left" isn't the answer. There’s not always a hotter house or a bigger-better-deal just down the road.
The Stall Before The Shift
Remember that spike in inventory earlier this year? It’s deflating...slowly. Buyers are there but not rushing, and sellers are tired. Not just tired of showings or staging. I mean tired of the headlines, tired of waiting, tired of being tired. You can feel that fatigue in the number of quietly expiring listings.
In economics, they call this a contraction. In real estate? It’s the stall before the shift, which is normal after a very high peak (2021-23).
Here’s what it looks like on the ground:
- Closed sales (SOLD) are holding (up just 1% from July)
- Pending contracts (PEND) are steady
- Listings taken off-market (OFF-MKT) are up 5.9%
- Active listings (ACTIVE) are still bloated, but down 14% from July’s report
Not Everyone Wants to Wait for The Jackhammer
Driving around last month, I saw it coming. More teardowns. More “we finally got a permit” signs. The race to rebuild is real - but exhausting. Not everyone who got a permit is going to use it.
Because now, people are stepping back, taking a deep breath, and asking: “Do I really want to fix this house and move back in? Or do I want something different?”
What Elevation Fatigue Looks Like
At a recent Open House, a couple told me their story. Their 1-story house flooded. They decided to elevate. As it turns out, "just lifting the house" isn't so simple. After wading through the red tape, they found themselves seventh in line with one of the only local companies doing that kind of work.
They said, “We’re done.” They wanted their life back without the stress of one more storm season at ground level.
So here they are, checking out elevated condos instead.
Ditching Lawn Care for Lock-and-Leave Living
This is the shift I’m watching up close:
Sellers with storm-weary single-family homes are rethinking everything. Many are retiring soon. They don’t want to supervise contractors or chase down the pool guy. They want freedom. Travel. Simplicity.
Suddenly, the idea of selling the house as-is and trading up (or down) to a worry-free condo with a view makes sense. It’s not just a sale. It’s a lifestyle change — and a smart one.
The Shift Starts with FOMO
Markets don’t rise because they’re “healthy.” They rise when people are afraid they’re missing out. 
First, stale listings get cleared out. Then a few good homes sell. Then a neighbor says, “We should’ve done this sooner.” And suddenly, someone’s cousin loses a bidding war...and that’s when things accelerate.
We’re not there yet, but the path is visible if you squint at the trend lines. We’re in that murky middle: seller fatigue meets buyer hesitation. It won’t last forever.
So... Is This the Bottom?
If you're a buyer waiting for the “perfect moment,” remember this: the bottom is only visible in hindsight. No bell gets rung when it's time to buy. But if you’ve been watching this market, you know this is where value lives — before urgency returns, before bidding wars creep back in.
And if you're a seller wondering whether to list or hold? A year older is a year less valuable, regardless of market conditions. Buyers are still here. They're just watching and waiting.
