10 Easy Ways to Help Your Condo Sell Quickly, For More Money

Remember, sometimes people do judge a book by its cover! The first impression of your condo

starts at the front door.


—Between the salt and humidity in the Florida air, doorknobs & deadbolts get pitted quickly. Put your best foot forward by replacing your front door hardware. The cost ranges from $50-$200 and creates the impression of a well-cared-for condo.

–Every day, before you leave the condo, open all window coverings and turn on all lights, especially in hallways and bathrooms.

–Appeal to all of the buyers’ senses with soft music playing in the background and candles or scented plug-ins.

–Make sure access to the backyard, balcony or patio is simple – have a clear path to sliding or French doors, and be sure the glass is sparkling clean. Check that the outdoor space is cleared of clutter and remove any dead plants from the planters.

–Leave interior doors open – it helps the condo look more inviting. Did you know that many model homes don’t even have interior doors for this reason?

–Take the leaves out of tables – this will help dining rooms & kitchens appear large enough for the buyers’ furniture.

–Clear all counters and table tops – dressers, coffee tables, fireplace mantles, top of the refrigerator, kitchen, bathrooms, etc. This makes rooms appear larger with less clutter.

Also, (my pet peeve) remove ALL magnets

from the refrigerator!

–Put pictures away (I know this is tough!) – It is important to de-personalize your home so that buyers will not be distracted, looking at your “things” instead of the condo. No one wants to buy your condo. They want to buy their condo!

–Keep it clean – Put toys away, keep closets neat, beds made, bathrooms sparkling, windows free of smears and prints, window sills clean and dust free, get those cobwebs out, and take out the garbage.

–Paint or touch up paint as needed – Fresh paint makes the condo look cleaner and does not distract the buyer from seeing the good things your condo has to offer. Before you paint, check with me. I always have a list of colors that buyers respond to best, and I have a reliable, reasonable painter that you can use.
